Benchlands全景

Our 『Benchlands』 proposal is for a new development which combines working, living and learning functions to create a new form of mixed-use development in the heart of downtown Kelowna.

The development features three towers and a plinth. Each tower features a varied expression, which reflects the different internal functional zones within the plan, but also create a distinct urban character, linking the building』s identity back to the environment of Kelowna and the surroundings.

The early collaboration between UNStudio and DIALOG for this mixed-use development at 550 Doyle Avenue in Kelowna has led us to create a fully integrated design, incorporating landscape, interior, lighting and wayfinding ideas within an all-encompassing design.

Benchlands周邊環境

裙樓—— 源自自然的靈感

A Plinth Inspired by Nature

脫胎於裙樓靜態模型，Benchlands的裙樓從基洛納附近的歐肯納根湖、山谷，以及令人嘆為觀止的懸崖峭壁等自然環境中汲取三維設計靈感。那裡有更新世晚期， 冰川漂移形成的地幔，它覆蓋著底層基岩。

The 『Benchlands』 departs from the static plinth model by taking 3-dimensional inspiration from nature at its best: the Okanagan Lake and Valley and its incredible cliffs that have accumulated at the end of Pleistocene, where a widespread mantle of glacial drift covers the underlying bedrock.

裙樓及綜合體公共空間

裙樓設有平台和挑高露台，是一個住戶、上班族和學術人員都可以共享的空間。設計從視覺和實際使用上都流暢連接各個功能區域。

The programming of the plinth with its spatial plateaus and overhangs enables fluid links, visual connections and effective locating of the functions that are all shared by academic, residential and office users.

裙樓與塔樓的組合關係

三座塔樓的裙樓猶如大自然中的景觀「基座」， 激發人們在開放的角落和相對封閉區域之間尋覓到放鬆和休閑的場合。 不同塔樓的裙樓底層空間亦有所差異，形成各自的身份特徵，隱含他們對應的群體歸屬。同時，底部公共空間聯通上部塔樓。

The design language of the landscaped plinth that is linked to the three towers on the site, serves as inspiration for the playfulness between completely open corners and more enclosed areas. The variation at ground level creates different addresses for each of the distinct towers, reflecting their varied ownership while connecting them on the upper levels through the public plinth and common ground.

綜合體與街道關係

組合的單一裙樓可以有效地使用地面空間與地下停車場，同時還創造了一幅整體景觀，引導人們走進這一新開發的項目，感受基洛納城市細緻的肌理。

The combined, single podium also allows for efficient use of above and below ground parking, while also creating an integral landscape that guides people towards the development and creates pedestrian connections within the finer grain of the city of Kelowna.

Fresh Approach to Mixed-Use

A fresh approach to mixed-use is taken by re-envisioning the density of the programme on site, the visual connections, shading studies and plan layouts. Substantial consideration was given to the sustainable strategies, ranging from the buildings』 positioning, materiality, facade design, ventilation and lighting. However, most importantly, the concept of social sustainability is addressed through the creation of a healthy vibrant community.
