한국 부동산투자이민이민이란?

Korean real estate investment immigration system refers to a system that, based on the investment area, investment object, investment amount and other standards announced by the Minister of Justice, foreign investors who invest more than a certain amount (500 million won, about 2.5 million yuan) in the purpose of rest and rest visa (F-5) will be granted to foreign investors who invest more than a certain amount (500 million won, about 2.5 million yuan) in the purpose of rest and rest visa (F-5) when they are stranded for 5 years. The spouse and unmarried children of foreign investors can also apply for this visa.

한국의 부동산투자이민제도는, 법무부 장관이 고시하는 투자지역, 투자대상, 투자대상, 투자금액 등의 기준에 따라, 국내 휴양형 콘도, 리조트, 펜션 등 휴양목적의 투자시설에 등 휴양목적의 투자시설에 일정액 이상(5억원, 약 250만 위안)을 투자한 외국인 투자자에게 걱�주비자자에게 걱�주비자(F-2), 5년 체류 시 영주자격(F-5)을 부여하는 제도이다. 외국인 투자자의 배우자와 미혼 자녀도 카 비자를 신청할 수 있다.

On the premise of obtaining a residence visa (F-2), foreign investors continue to maintain the investment status of 500 million Korean won , and when they are stranded in South Korea for 5 years, foreign investors, their spouses and unmarried children can apply to change their permanent residence (F-5) qualifications.

거주(F-2)자격을 취득한다는 전제하에 외국인 투자자자가 5억원까지 투자한 상태에서 5년간 국내에 체류할 경우 외국인 투자자의 배우자와 미혼자녀가 영주(F-5)자격으로 변경신청이 가능하다.

After obtaining a residence visa (F-2), even if a foreign investor leaves South Korea to other countries, as long as he returns to South Korea before the visa expires, the period of time he leaves South Korea will be calculated as his stay in South Korea. However, if you cannot return to South Korea before the expiration of the residence visa (F-2) period, the period from the expiration of the residence visa to the re-apply for a residence visa will not be recognized as being stranded in South Korea.

거주비자(F-2)를 취득한 후, 외국인 투자자자가 한국을 떠나 다른 나라로 가 더라도 비자가 만료되기 전에 한국을 떠난 기간을 체류기간으로 인정한다. 단, 거주비자(F-2) 기간이 만료되기 전에 한국으로 귀국할 수 없는 경우에는 거주비자기간이 만료된 시점부터 거주비자를 재신 때까지의 기간은 체류기간으로 인정되지 않는다.

Calculation of investment amount

투자금액의 계산

투자자자가 투자해야 할 5억 원의 투자금액은 다음과 같이 계산할 수 있다.

첫째, 제주에서 5억 원 상당의 투자시설을 매입하여 등기를 마친 경우;

Second, no real estate registration was carried out in Jeju, but has invested 500 million won to become an apartment member;

둘째, 제주에 부동산 등기를 하지 않았지만 5억 원을 투자해 콘도회원으로 가입한 경우;

Third, the investment amount in Jeju investment facilities exceeded 500 million won (such as 600 million won), and the real estate registration has not been carried out, but the investment amount of 500 million won has been paid in the form of contractual bonds, midway bonds, etc.

셋째, 제주의 투자시설에 투자한 금액이 5억원 이상(예:6억원)인 경우, 부동산 등기를 하지 않았으나 계약금, 중도금 등으로 5억원 투자금액을 납입한 경우.

These situations can be determined that foreign investors have met the specified investment amount (500 million won).

상기 상황은 모두 외국인 투자자가 정해진 투자금액(5억원)을 충족한 것으로 인정된다.

Restrictions on Jeju Island investment facilities

제주도의 투자시설의 제한

In June 2015, in order to adjust real estate investment immigration and curb disorderly development, the Jeju Do government submitted the relevant modifications to the South Korean Ministry of Legal Affairs. In November 2015, the Ministry of Justice issued a notice that it restricted investment land, and areas that apply the real estate investment immigration system are limited to tourist parks and tourist attractions.

제주도청은 2015년 6월 부동산 투자이민을 조정하고 무분별한 개발을 억제하기 위해 관련 개정안을 법무부에 제출했다. 지난 2015년 11월 법무부는 토지투자를 제한하는 고시를 발표해 부동산 투자이민제를 적용할 수 있는 지역을 관광단지 및 관광지로 제한했다.
