(1) Rent payment follows the principle of pay first, move in later. If you apply as an employer, the rent will be paid once a year; the lease contract will be signed once a year, and the rent will remain unchanged during the contract period. Property management fees, parking fees, water, electricity, gas, fiber optic TV and other expenses during the lease period shall be borne by the lessee.

(2) If the lease term expires and it is necessary to renew the lease, the lessee shall submit an application 3 months before the lease term expires. Those who meet the conditions after review can renew the lease, but the total lease term generally does not exceed 6 years. Tenants who fail to apply for lease renewal as required or who do not meet the conditions for lease renewal upon review shall exit public rental housing.

(3) The employer shall designate a dedicated person to be responsible for the unit’s application for public rental housing and to cooperate with the competent department in implementing the later supervision and management of public rental housing. When the moving-in employees no longer meet the moving-in conditions, they should coordinate and supervise the moving-in employees to check out in a timely manner and settle the relevant fees. If they fail to check out in a timely manner and settle the relevant fees, the employer will no longer be able to enjoy the relevant housing security policies of Chengdu High-tech Zone for 5 years. .

(4) If a tenant commits any of the following acts, the final adjudication department has the right to cancel his or her qualification as a tenant, and the public rental housing holder shall take back the public rental housing in accordance with the contract; if the tenant fails to cooperate, the tenant will apply to the court for enforcement through legal channels. :

1. Using methods such as concealing facts, providing false materials, forging certification materials, etc. to defraud public rental housing;

2. Lending, subletting or exchanging public rental housing without authorization;

3. Changing the use of the rented public rental housing;

4. Destroying or decorating the public rental housing without authorization and refusing to restore it to its original condition;

5. Engaging in illegal activities in public rental housing;

6. Leaving public rental housing idle for more than 6 consecutive months without justifiable reasons;

7. Failure to pay rent for 6 consecutive months;

8. Those who no longer meet the application conditions of the Public Rental Housing Management Measures and fail to complete the exit procedures in a timely manner as required.

9. There are violations of the regulations on the use of public rental housing and other behaviors stipulated in the contract.

(5) The Park City Bureau adopts measures such as locking real estate information, restricting the registration of commercial housing contracts and the registration of existing housing transactions to strengthen the access and exit management of housing security groups. If the lessee purchases commercial housing or existing housing and needs to go through contract filing and property rights procedures, he must first terminate the public rental housing lease contract with the public rental housing holder. The relevant lock can only be released after canceling the qualification for public rental housing.
