On January 19, 2020, the plot of land with the highest total transaction price in Guangzhou was born.
On this day, the first phase of the Guangzhou Shipbuilding Land was officially sold. After 56 rounds of fierce battles, China Shipbuilding Corporation and CITIC Pacific joined forces to win the land with a total price of 8.19623 billion yuan + a 25% self-held business, equivalent to a floor land price of 37,216 yuan/square meter.
A year later, the Guangzhou Shipyard plot has been announced to be released soon. A reporter from Nandu learned from an insider in CITIC Pacific that the land product is built into large-scale luxury houses with a unit price of "an estimated at 100,000+, and the marketing center will be opened in the second quarter and will be launched in the third quarter."
Guangzhou Shipyard plot is one of the three star projects for the renovation of old factory in Guangzhou. It was announced in 2014 that the renovation was officially launched, and the actual plan began in 2017. The predecessor of the project was the earliest shipyard in my country and was built in 1914. After
was included in the renovation, the project land was 540,000 hectares; the total construction area of is 41.25 million square meters; of which 17 commercial and office land is 670,000 square meters; 8 residential land is 520,000 square meters; there are another 50,000 square meters of supporting facilities, including primary schools, hospitals, park culture, etc.
According to people familiar with the matter, the second and third phases of the Guangzhou Shipyard land are expected to be launched in the market this year and next year. The
Guangzhou Shipbuilding Project is jointly developed by China Shipbuilding Group and CITIC Pacific Real Estate, and operated by CITIC Pacific Real Estate.
Before entering Guangzhou, CITIC Pacific created Shanghai's CITIC Pacific Square , Lujiazui Riverside Financial City ; Wuhan CITIC Pacific Riverside Financial City, etc.
It is reported that in the future, the Guangzhou Shipbuilding Land will be built with the company headquarters centered on CITIC Pacific South China headquarters, China Shipbuilding South China headquarters, Liwan International Science and Technology Innovation Center, etc., and vigorously develop the headquarters economy; and based on Shanghai Lujiazui Riverside Financial City as the blueprint, it will create a TOD hub new city integrating water, land and rail.
At present, according to the urban design plan announced by SPARK Sibang Architects, the Guangzhou Shipbuilding Plot will be transformed into a TOD urban complex with more than 1.25 million square meters of land, covering large-scale commercial areas, Binjiang residential areas, industrial sites, binjiang cultural parks, etc. The
project will create a 9-meter-deep giant dock space, which will form a dock with the theme of parent-child, technology and navigation, from the canopy forest, dock water park and hull public art space.
There is also a 2-kilometer-long riverside industrial ruins park and a riverside pedestrian runway, connecting the docks and ship platforms of the shipyard industrial ruins. It is planned to retain the original shipyard docks, ship platforms, pump rooms, tower cranes, gantry cranes, and other industrial sites, and revitalize and utilize them to create new landmark building sculptures and enhance the industrial atmosphere.
