Recently, Fang Xunge visited five representative unfinished projects in the city, including Lai King Bay Garden, Daxing Garden, Sage Villa, New Rail City Tower and Jiangbin Green Garden, Let's see if these "famous" unfinished projects can be "resurrected"!

New Rail City Building

Development year: Completed in 1995

Project introduction: New Rail City Building is located on the southwest side of the Fu Wah Road pedestrian bridge in the Western District. It was completed in the early 1990s and consists of two 31-storey twin tower buildings.

According to information reviewed by Fang Xunge, during 2011, Hong Kong Cosmo Hotel Group had planned to invest in revitalizing the New Rail City Building. The group plans to spend US$50 million to transform Building A of the Twin Towers into a commercial portfolio project integrating hotels, restaurants, office buildings, retail, etc.; the new hotel will be named Zhongshan Dorsett Hotel, with a total area of ​​more than 40,000 Square meters, the 1st to 8th floors are planned to be built as restaurants, shopping malls, and office buildings, and the 8th to 30th floors are planned to be hotel rooms, with a total of 416 rooms.

In 2006, First Shanghai Investment Co., Ltd. signed a property transfer agreement for Sage Villa with Zhongshan Cailian Real Estate Co., Ltd., and obtained the land use right certificate in 2007, but construction has not yet started. Fortunately, on Yijing Road, Fang Xun can still vaguely see the existence of this "behemoth" through the woods. From the appearance, the project still shows no signs of "revitalization". Perhaps it is because after 20 years Exposed to the outside for many years, exposed to wind, rain, sun and rain, the main building has turned gray and black. Almost all the glass doors facing the street on the first floor are sealed, and some of the empty spaces without glass (or the glass is damaged) are directly sealed with wooden boards. It looks very dangerous and messy. And you can see through the glass that the interior is quite messy.

There is no one inside the sales center. The words "Danger! Don't come near!" are posted on the glass around the sand table. Some of the furnishings on the sand table are rickety, and there are obvious signs that they have been left unattended for a long time. .

In April this year, there were media reports that the project would be revitalized by a new developer, and an engineering department office would be re-established to handle property certificate matters for the owners. At that time, some workers were still under construction in the community.

More than half a year has passed. How is the progress of the project? A few days ago, Brother Fang Xun visited the project in person and found that the project had been hollowed out. The four large characters "Sales Center" posted on the door had been removed. Since the sales center and the gate were closed, Brother Fangxun was unable to enter the community to understand the situation. Looking into the interior of the sales center through the glass, we can see that the engineering department office that was originally established in April has been evacuated, and there is no one inside. There is only one security guard stationed at the vehicle entrance and exit outside.

Brother Fangxun learned through the security guard: At present, there are still some procedures for the project that have not been completed, and the restart time of the project is still to be determined. However, the security guard did not say much about more information about the project.

Sky Eye Check shows that the project developer "Zhongshan Lijingwan Real Estate Development Co., Ltd." still has many disputes such as the creditor's rights transfer contract this year. It is still unknown whether the project can be "resurrected" as expected.

Jiangbin Green Garden

Development year: 2002
